Mid-century homes with updated surfaces
Much of Belcaro was developed in the late 1940s and 1950s, with single-story brick ranches, some split-levels, and a few larger estate homes. Lots are generous and trees are mature. Over the decades many homes have been expanded and remodeled with open kitchens, new baths and finished basements, and some have been replaced entirely.
That history creates a particular pattern. The visible parts of a Belcaro home may be new, while the supply pipes in the walls, the drain lines under the slab or basement floor, and the sewer lateral out to the street may be original. Galvanized steel supply pipes from that era corrode from the inside, narrowing and eventually leaking at threaded joints. Cast iron drains can crack or rust through, and clay laterals can be penetrated by roots. When a remodel connected new fixtures to old pipes, the connection point is a frequent failure spot.

Common Belcaro leak sources and clues
| Source | Clue | What to ask a plumber |
|---|---|---|
| Galvanized supply pipe | Rusty water, low pressure, a damp spot on a wall near a fixture | How much original galvanized remains, and what would a repipe involve? |
| Cast iron drain under the floor | Sewer odor, slow drains, damp basement slab near a bathroom | Can the line be scoped to check for cracks or corrosion? |
| Clay sewer lateral | Backups after heavy use, gurgling floor drains | Are roots or offsets visible on camera? |
| Old-to-new pipe connection | Leak behind a remodeled vanity or kitchen sink | Was the connection made with the right transition fitting? |
| Water heater in a finished basement | Rust at the base, water around the pan | How old is the tank, and is there a drain pan with a drain line? |
Questions for Belcaro owners to ask before and after a leak
- Does my home still have galvanized supply pipes anywhere, and where?
- Has the sewer lateral been camera-inspected, and when?
- If walls are opened for drying, is it worth replacing old pipe while they are open?
- Does my policy include water backup coverage for the basement?
- Will a repipe or drain repair require a Denver permit?
