Before you agree to anything
- Do the technicians who will work in my unit hold IICRC certification in water damage restoration, and can you show it?
- Can you provide a certificate of insurance naming the association if the building requires it?
- Have you worked in managed condo buildings before, with elevator reservations and access rules?
- Who will be my single point of contact, and how will I get updates?
- Will you share daily moisture readings and photos with me as well as with the insurer?
- Do you write estimates in the format my insurer uses, such as Xactimate?
- Do you handle repairs as well as drying, or will I need a separate contractor?
- What happens if the unit above or below also needs work: will you coordinate with their company?
Paperwork to read before signing
Ask for copies of everything. Take a moment to read even if the situation is urgent.
Why condo jobs need extra questions
A restoration firm that does excellent work in single-family basements may still struggle in a managed Cherry Creek building. Towers often require certificates of insurance before a contractor enters, limit work to certain hours, require the freight elevator to be padded and reserved, and expect the firm to check in with the front desk on every visit. Firms that know these routines lose less time and cause less friction with neighbors.
Documentation is the other difference. When two or three owners and the association are all filing claims for the same leak, consistent readings and photos across units make every adjuster's job easier, and that tends to speed decisions for you.
Green lights and red flags
Encouraging signs
- Explains moisture mapping and shows you readings
- Offers to coordinate with the building manager directly
- Removes materials only after showing why
- Gives you copies of documents without being asked twice
Reasons to pause
- Pressure to sign everything before any inspection
- Reluctance to share readings or photos
- Vague answers about who will do the work
- Talk of whole-room demolition before any measurements
