Where hydronic and steam systems leak
Boiler heat is common in the older homes around Cherry Creek, and many owners keep it for its quiet, even warmth. Hot-water systems circulate water through pipes and radiators, while steam systems send steam up and let condensed water return to the boiler. Either way, there are dozens of joints, valves and air vents spread throughout the house, often in finished rooms on top of hardwood floors.
Most leaks start small: a weeping valve stem packing, a corroded air vent that spits water, a loose union under a radiator, or a pinhole in an old pipe running through a wall or under a floor. Because the drip sits under or behind a heavy radiator, it can wet the floor for a long time before anyone notices dark boards or a stain on the ceiling below. Larger failures, such as a split fitting or a radiator section that cracks after freezing in an unheated porch, can release water continuously until the boiler's water supply is shut off.
A heating-season timeline of risk
- Late summer
- A good time to have the boiler serviced, pressure relief and low-water safety devices checked, and any known drips repaired before the system is under load.
- First cold nights
- Startup after months of sitting is when dried-out valve packings and vents are most likely to leak. Walk the house and look under every radiator during the first few days.
- Deep winter cold snaps
- Radiators or pipes on enclosed porches, in additions, or along poorly insulated exterior walls can freeze if the heat fails or a room is closed off.
- Extended absences
- A boiler that shuts down while no one is home can leave pipes to freeze. Ask a neighbor to check the house, or consider a temperature alarm.
- Spring shutdown
- Note any radiator that was noisy, slow to heat or damp around the valve so it can be repaired in the off-season.

Common questions
Is radiator water dirty?
It is usually discolored from rust and sediment and may contain treatment chemicals, so it can stain wood and fabrics. It is not sewage, but wear gloves and clean stains promptly.
Can a cupped floor around a radiator recover?
Often, if the leak is fixed and the floor is dried properly before any sanding. Long-term slow leaks can rot the subfloor, which needs to be checked from below if there is access.
