In the first day

Ask these as soon as the water is stopped. Write down each answer and the date.

  1. Where did the water come from, and has the source been repaired or just shut off?
  2. Which units and common areas have been checked, and which were found wet?
  3. Has the association reported the loss to the master policy carrier, and what is the claim number?
  4. Has the association called a restoration company, and will it inspect my unit or only common areas?
  5. Who should my insurer's adjuster contact to access the building and the source unit?
  6. Are there building rules for contractors, such as insurance certificates, elevator reservations or work hours?

How to approach the conversation

Managers in larger Cherry Creek buildings may be juggling several affected owners, the board, the engineer and the insurer at once. A short written email with numbered questions is easier to answer than a series of phone calls, and it creates a record. Be specific about your unit and what you have seen, and attach a few photos.

Remember that the manager works for the association, not for any individual owner. They can explain what the documents say and what the association is doing, but they generally will not give advice about your own insurance or tell you who is legally at fault. Those questions belong with your agent, your adjuster or, if necessary, an attorney.

If the answers are slow in coming, ask whether the board has designated a single contact for the event, and whether owners will receive regular written updates. Polite persistence, in writing, usually works better than frustration on the phone.

Later in the process

  1. Which parts of my unit does the association consider its responsibility under the declarations?
  2. What is the master policy deductible, and is the board considering charging any of it to an owner?
  3. Will the association's contractor rebuild common elements inside my unit, and on what schedule?
  4. Are there approval requirements for replacing flooring, cabinets or fixtures?
  5. Can I get copies of the restoration company's moisture readings for areas next to my unit?
  6. Is the association planning any preventive work, such as stack cleaning or valve replacement, because of this event?
